Real estate prices here are a fraction of what they are elsewhere, the cost of living is lower, and the medical facilities are on par with if not better than what you’ll find elsewhere. Old historic beachfront mansions, restored plantation homes, and a history of real estate price increases all paint the picture of a Charleston that has historically been and will continue to be a good place to live and to invest.

Life on the Beach in Florida

There is one aspect of global warming that’s worth considering when making real estate investments, especially if you live on the eastern coast of North, Central, or South America: namely the warming of the Atlantic. Beach real estate is going to be a more precarious investment because insurance is going to run much higher as water levels continue to rise, owing to the melting ice caps. This means that in Florida, Palm Beach and Miami could be cities protected by levies if no gradual shift inland takes place. It also means that semi-coastal communities like Jacksonville, Ponte Vedra, and Atlantic beach will become prime beachfront real estate, making them a good investment now, as long as you don’t have to shell out for the expensive flooding and hurricane insurance premiums paid for beachfront properties.

Job Hunting in Jacksonville

Last week, I flew to a real estate brokerage to see about a job in Jacksonville, FL. Real Estate isn’t necessarily my top career choice but a job with the best real estate broker in southern Florida wouldn’t be so bad. I learned that this brokerage is getting some of the highest prices for sellers while also managing to sell more property than other brokers who would short-sell their sellers’ homes. What’s more, Jacksonville is poised to see a big recovery in housing prices following a bit of turmoil, which only means that commissions will be going up, up, up. The company specializes in Jacksonville and the surrounding areas, especially Ponte Vedra and Atlantic beach. That bit of diversity would probably keep things interesting enough for me to stick around.

Bleach and Mold: What You Think You Know

Chlorine bleach isn’t the holy “purify all” that we once thought it was. Mothers and housekeepers all across the country the past century have tended to think that if it needs to be cleaned or disinfected, bleach will do the trick. Most people would think that chlorine bleach will kill mold, but new studies prove that this is not the case. It is not effective in killing mold on porous surfaces like walls of a household, ceiling tiles, and etcetera.

Unless the mold is on top of a counter or a sink, the bleach will do next to nothing to eliminate the mold. A recent study paid for by Clorox, the largest manufacturer in the world of chlorine bleach, says that attempting to kill mold with bleach is best done on hard surfaces only. This means that if you find mold growing on your wall, trying to clean it with chlorine bleach is not going to help because the mold is growing not only on the outside of the wall, but also deeper in the wall than the chemical can reach. Chlorine bleach is too diluted and not strong enough to get rid of mold unless it is on a non-porous surface like tile.

Chlorine bleach is also not a registered disinfectant with the EPA that works with killing mold. The EPA puts a registration number indicating that a product kills mold on any product that does, but you will not be able to find this on any chlorine bleach label.

Another thing that some people are unaware of is the dangerous properties that chlorine bleach can have if it is mixed with other cleaning products such as anything containing ammonia or anything that contains acid. The mixing of these products causes toxic gases to be released into the air in your home and this occurs most often when someone is trying to disinfect something in their home or get rid of disease-causing microorganisms like mold. Mold is serious business, but don’t risk your life by mixing household chemicals trying to find a cheap way to kill the mold that exists in your home.

In addition to being ineffective in killing mold, it also tends to damage and discolor some surfaces it is used on such as metal.

One of the great things about the internet is that you can find pictures of almost anything, including where you’re thinking about staying for your next vacation. Smart vacationers check out the locale long before they make reservations to be sure that the area is nice, the atmosphere friendly and the environment clean, beautiful and safe for their family. Unfortunately, in the wake of 2005’s tropical storms, this sensible precaution is costing many vacationers their first choice in location, says Terry Wedding, a property owner in the Gulf Shore area and custom vacation designer.

“There are so many pictures of gulf shores out there of the devastation from those hurricanes,” he explained, “that people don’t realize all the rebuilding that has gone on since those storms hit. In fact, now is one of the best times to plan a vacation in this area because all accommodations are brand new, the attractions are better than ever and the beach redesign is stunning.”

According to Wedding, who has followed the beach restoration and construction closely, most people don’t realize that a dramatic beach restoration was in the works long before the gulf shores were hit in 2005. “But if you ‘Google’ ‘pictures of gulf shores’” he points out, “you’d think that storm hit yesterday instead of more than 2 years ago.” And obviously, you’d think twice about planning your family vacation in the area.

Wedding says that in reality, pictures of gulf shores taken today show sugar-white sand beaches, stunning sunsets and beautiful, dolphin-spotted vistas. But they’re hard to find amid the tens of thousands of pictures of gulf shores depicting the devastation of 2005.

“The best way to avoid making a serious mistake in your vacation planning,” Wedding says, “is for people to be sure to check the dates on images before they change their plans.” He points out that owners of vacation rentals and entertainment in the area are offering “truly amazing” discount packages as they attempt to get the word out about the “new” gulf shores.

“People can also help by posting their own vacation gulf shore pictures online when they get home,” Wedding suggests. “The more we can expose the new, improved gulf shores to the online community, the sooner people will realize that it’s truly a one-of-a-kind experience for a vacation, whether you’re there to enjoy the pristine beaches, the incredible golfing or the many restaurants and shopping opportunities.”

Been Arrested? How To Say No When The Answer Is Yes

An arrest or conviction can have profound consequences.  Aside from any social stigma associated with being arrested or convicted of a crime or offense, you may not be able to get employment or obtain credit.  For those you who have been convicted or a crime or offense there is hope.  Hope comes is the form of an expungement.

Who is eligible for an expungement?

The overwhelming majority of the persons reading this article who be entitled to an expungement if the had the misfortune of being arrested or being convicted of a crime or offense. Those persons who have been convicted for the crimes of homicide. Kidnaping, luring or enticiing, aggravate sexual assault, aggravated criminal sexual contact, criminal restraint, false imprisonment, arson, endangering the welfare of a chile, perjury, and false swearing shall not be entitled to have their convictions expunged.  Furthermore, arrests and convictions associated with motor vehicle violations are not eligible to be expunged.  Otherwise unless you have had multiple convictions for disorderly or petty disorderly offenses or committed a crime involving a public office you are entitled to an expungement.

How long must I wait to apply for an expungement?

The waiting period to petition the court for an expungement varies.  If you have been arrested and the charge shave been dismissed or you have been acquitted there is no waiting period.  In effect you can petition the court immediately.

Any person convicted of a disorderly persons or petty disorderly persons offense may petition the court for an expungement 5 years after the date of conviction.

Any person convicted of violating a municipal ordinance may petition the court  for an expungement 2 years from the date of conviction.

Any person convicted of an indictable offense except those excluded and referenced above shall be permitted to petition the court for an expungement 10 years from the date of conviction, payment of fine, release from incarceration or end of probation or parole whichever is later.

How can I petition the Court for an expungement?

While there is no legal requirement to utilize the services of an attorney, the hiring of an attorney to assist you is strongly encouraged.  There are a number of legal and technical requirements that must be meet to ensure that your application is granted.  A lawyer who specializes in these matters will know what papers to file and to whom to send copies.
